The Deed Restrictions for Exotic Isle were drawn up by its developers and were amended In May 2022. Deed restrictions are put into place by the developers so they may govern the use of the land including the plotting, development, and building. Exotic Isle’s deed restrictions are filed with the County of Matagorda and they may not be changed or removed by any subsequent owners, but may be updated.

Our restrictive covenants were put into place to maintain a desired look for our community that is keeping with the tranquility we are surrounded with by Keith Schier, developer of Exotic Isle. It is in the homeowner’s best interest to abide by the restrictions to help keep our community attractive.

While the EIHOA board realizes that enforcing deed restrictions can be unpleasant, it is necessary for the health and vitality of our island. It is the EIHOA board’s duty to see that all homeowners follow the restrictions to keep property values up and keep the island from deteriorating. We recently updated our deed restrictions in May, 2022. Please take a moment to familiarize yourself with our Deed Restrictions.

Exotic Isle HOA Open Records Request.

Texas law states that “a property owners’ association shall make the books and records of the association, including financial records, open to and reasonably available for examination by an owner, or a person designated in a writing signed by the owner as the owner’s agent, attorney, or certified public accountant, in accordance with this section. An owner is entitled to obtain from the association copies of information contained in the books and records.” However, it also declares that it is not required for the association to release the violation history of and individual association owner. 

Members can make a direct or written request to Exotic Isle Homeowners Association with the expectation of receiving in a timely manner. Texas laws allow 10 days for an association to respond.
